Precautionary Measures
1.	Sound Choice
A less noisy and non-drip type is preferable.  A well-chosen air-conditioning unit will not only avoid causing nuisance to other people, but also precludes costly improvement works later on.
2.	Careful Installation
To prevent a window-type air-conditioner (A/C) from dripping water and causing nuisance, at the time of installation, a try fitted with a hose connected to a discharge pipe should be fixed at the bottom of the A/C to drain away drippings properly.  Moreover, the position of installation should be able to support the weight of the unit and away from neighbouring residence as far as possible.  Devices diverting hot air generated by the A/C to a suitable place should be installed if necessary.
3.	Proper Maintenance
Different types of A/Cs are designed and used in different ways.  To ensure proper functioning of an A/C, we should follow instructions given by the manufacturer.  Also inspect the water collection tray and the draining hose frequently.  If the A/C is operating improperly, a repairman must be called at once for servicing.  Maintenance on regular basis can reduce problems thus saving money.
4.	Clean System
Air-filters of A/Cs should be cleansed frequently to prevent bacterial growth.  Keep the environment of the exposed part of A/Cs clean to prevent refuse accumulation and taking in polluted air.

Legislative Control
Under the Public Health and Municipal Services Ordinance, Cap. 132, a person shall be guilty of an offence if he allows his ventilating system to emit hot air or to discharge water in such a manner as to be a nuisance.  The penalty is $10,000 and a daily fine of $200.
