Installation of communal drainage pipes at the external walls of buildings for the disposal of condensate from air-conditioners is an effective way to prevent nuisance caused by dripping air-conditioners.  Owners are also advised to carry out regular inspection and proper maintenance of these drainage pipes to mitigate possible nuisance.

Under the Public Health and Municipal Services Ordinance (Cap. 132), any person who allows water dripping from an air-conditioner in such a manner as to be a nuisance shall be guilty of an offence and be liable to a maximum penalty of $10,000 plus an additional daily fine of $200.

Financial Assistance

Individual owners of private buildings may apply for an interest-free or a low-interest loan under the Building Safety Loan Scheme (BSLS) of the Buildings Department to cover the cost of repair works or installation of communal drainage pipes for disposal of condensate from air-conditioners at the external walls of their buildings.
